OUR STORY

When the 2008 financial crisis happened, we saw an opportunity. As the market imploded and reorganized, our colleagues in real estate lending moved on to new firms, banks, and funds. We found ourselves with a nationwide network of relationships in every type of real estate finance institution. We knew we could leverage this wide network of sources, combine it with a commitment to comprehensive service, and give owners a better experience. Closing a loan is still challenging, but our clients go through it knowing they can rely on a trusted advisor who is fighting for them.

We opened Broadacre Financial in 2012. Our growth has been based exclusively on repeat clients and referrals. Our clients have put their trust in us and we've honored that trust by passionately advocating for them. Our long term relationships with our clients and their confidence in recommending us have been our greatest assets.

A BETTER WAY

As former lenders, we saw how painful the financing process is for real estate owners. The lack of transparency in the market leaves owners uncertain about whether they are getting the best deal available. The diligence process is time-consuming and frustrating. Loan documents are confusing or downright incomprehensible. At key junctures, owners are often left to advocate for themselves alone.

We knew there was a better way. Real estate owners need a trusted insider to guide and advise them every step of the way - an expert in their corner, advising them about what to expect, anticipating bumps in the road and resolving them, pinpointing where they can push for better terms, advocating on their behalf with the lenders, and anticipating and mitigating provisions that could cause them problems in the future.

Chris Haynes

President

Chris Haynes is the founder and President of Broadacre Financial Corporation. Chris built Broadacre after a 20-year career in real estate lending at Merrill Lynch/Bank of America. He was an integral part of Merrill Lynch’s commercial mortgage-backed securities lending group from its inception in 1994, and was actively involved in originating, underwriting or closing over $20 billion of loans, in over 60 CMBS pools.  He was a member of the bank’s credit committee and managed teams of originators, underwriters and closers for a specialized lending platform within the bank. His clients range from small owners to private and public REITs, and Forbes 400 members.

Before working as a CMBS lender, Chris underwrote, purchased, restructured and disposed of sub- and non-performing portfolios in RTC and FDIC pools for Merrill Lynch. Prior to joining Merrill, Chris was a loan officer at Home Savings of America, where he managed workouts of problem commercial real estate loans. He began his lending career as an underwriter at White Horse Mortgage Corp.

Chris holds a B.A. in Economics from Fairfield University and a Diploma in Real Estate with a concentration in Investment Analysis from New York University. Chris has been a featured speaker at the Cornell University School of Hotel Administration, the Real Estate Studies Program at UNC Kenan-Flagler Business School, and the Urban Land Institute.

Janine Schiavi

Managing Director

Janine Schiavi is a Managing Director at Broadacre Financial, overseeing the underwriting and closing of loans. She is a former lender who started her banking career in Merrill Lynch’s Commercial Mortgage Conduit where she worked on loans in retail, hospitality, office, multifamily and industrial/warehouse sectors across the U.S. After Merrill Lynch she became an underwriter and closer for large loans at Nomura Asset Capital Corporation, financing first mortgages, preferred equity, earn-outs, reverse earn-outs, and floating rate securitized loans. After Nomura, she joined J.P. Morgan Investment Management’s real estate debt team, where she originated, bought, sold, and advised on real estate debt investments for pension funds, non-profits and other institutional investors. Prior to working as a lender, Janine worked for a developer on the renovation and repositioning of 40 Wall Street.

Janine is also a professionally-trained French cook, who completed her culinary school internship at Restaurant Daniel in NYC. She has also studied and published psychological research on the treatment efficacy of Transference Focused Psychotherapy for Borderline Personality Disorder. She has her B.A. from Harvard University.
